Paperwork People offers Legal Document Assistant (LDA) services for the entire state of California. An LDA is a trained and registered professional who prepares legal documents at the direction of the client. LDAs are not attorneys and cannot provide legal advice or represent clients in court, but they can help individuals who are handling their own legal matters by preparing and filing the necessary paperwork accurately and efficiently. What We Can Do For You
We prepare and complete a variety of real estate and title-related documents at your direction for properties throughout the state of California. This may include deeds, affidavits of death, transfer on death deeds, substitution and reconveyance paperwork, deeds of trust, promissory notes, and more.
We commonly help with situations such as adding someone to title or removing a deceased person from title to ensure property records are current and accurate.
In addition, we handle HCD (California Department of Housing and Community Development) and DMV paperwork for manufactured homes, assisting with ownership transfers, title corrections, and related documentation to keep everything properly filed and compliant.
POWERS OF ATTORNEY
We also prepare a variety of Power of Attorney (POA) documents to meet your specific needs, including financial powers of attorney, advanced health care directives, travel consents for minors, and limited powers of attorney. All documents are completed using lawyer-approved forms and/or forms dictated by the client themselves, and prepared at your direction. Please note that clients are responsible for ensuring all required information for the receiving entity is provided and accurate.

Document Preparation Only
All prices are subject to change. These are starting fees for document preparation completed virtually. Documents are emailed to the client for review, final approval, printing, and submission on their own.
Single Deed Preparation
$175
Examples are grant deeds, trust transfer deeds, affidavit of death of joint tenant, transfer on death deed, etc. Deed preparation includes supporting documents required by the county/tax assessor's office such as cover sheets, PCOR, DTT and/or legal description, as needed.
Additional Deeds
+$125
When multiple deeds are prepared for the same property at the same time, a discount applies to the second and subsequent deeds.
Parent/Child Exclusion & Homestead
+$50
Certain property transfers may qualify for a Parent/Child Exclusion to help avoid higher property taxes. If you believe you qualify, we can prepare the paperwork as an add-on service.
Substitution of Trustee and Full Reconveyance (Sub & Recon)
$175
When multiple deeds are prepared for the same property at the same time, a discount applies to the second and subsequent deeds.
Note and Deed of Trust

For loans between private parties.
Financial or Healthcare POA
$125
A Financial Power of Attorney allows someone you choose to handle financial or property-related matters on your behalf. A Health Care Power of Attorney (or Advance Health Care Directive) allows your chosen person to make medical decisions for you if you are unable to do so yourself. Our Full-Service Option provides complete assistance from document preparation to final recording, including mobile notary and recording services, as required and for your convenience.
Manufactured Home Title Paperwork
$250-$425+
Manufactured home title transfers can be complicated, with documents often required by HCD, the County, the DMV, or even a combination of these agencies. Because original documents must be picked up and signed, this service is available only at full-service pricing.
Pricing varies based on the documents needed, missing paperwork, whether the transfer is a purchase or gift, and other factors. Please call to discuss your situation.
Single Deed or Sub & Recon

County fees and taxes are not included. Additional fees apply for notary services outside Hemet, San Jacinto, or Winchester. For properties outside Riverside County, completed forms will be mailed to the recorder rather than hand-delivered.
Additional Deeds

All documents must be prepared together, signed at the same time and location, and submitted for recording as one set. Discounted price applies to the second and subsequent deeds in a single transaction.

Two Powers of Attorney

This service includes preparation of financial and healthcare Powers of Attorney (POA) for the same individual, with mobile notary service in Hemet, San Jacinto, or Winchester. Additional documents may be notarized at the same appointment for $15 per signature.
